We aim for complete transparency regarding the costs associated with renting one of our properties. Below is a comprehensive list of potential charges and fees that a tenant may incur, outside of the monthly rent. All fees are non-refundable unless otherwise noted.
Application Fees & Holding Fee/Security Deposit
Application Fee: A fee of $35.00 per applicant (for all persons over the age of 18 who will reside in the property) to cover the cost of processing a rental application, including background, credit, and reference checks.
One-time non-refundable holding fee of the properties Security Deposit Total will be due to LOE within 48 hours of application approval. This non-refundable holding fee will transfer to the refundable Security Deposit at the time of move-in.
Pet-Related Fees
Pet Fee (Non-Refundable): A one-time, non-refundable fee of $300.00 per pet.
Pet Rent (Monthly): An additional monthly charge of $30.00 per pet.
Note: This applies only to approved pets. Certain breeds and animal types may be restricted. Qualified Service Animals and Emotional Support Animals will be exempt from these fees with a valid Doctor's note.
Lease and Payment Fees
Late Rent Payment Fee: If rent is not received by the 5th day of the month, a late fee of 5% of the monthly rent will be assessed.
ACH Fee: Payable by tenant to the payment processor if tenant decides to use the tenant portal to pay rent online via ACH. This fee is not set by LOE and may change at any time during the tenancy. Currently the payment processor charges a $2.95fee for ACH transactions (subject to change).
ACH NSF/Returned Payment Fee: Payable by tenant to the payment processor if tenant decides to use the tenant portal to pay rent online via ACH. This fee is not set by LOE and may change at any time during the tenancy. Currently the payment processor charges a $30.00 fee for NSF/Returned paymnet (subject to change).
NSF/Returned Payment Fee: A fee of $35.00 will be charged for any payment returned by the bank for insufficient funds (NSF) or any other reason.
Lease Break/Early Termination Fee: If the tenant breaks the lease before the agreed-upon term, a fee equivalent to one (1) months' rent will be charged. This fee is payable by tenant and CANNOT be taken from the security deposit.
Notices and Violations
3-Day Notice to Pay or Quit Fee: A fee of $35.00 is assessed if it is necessary to issue a formal 3-Day Notice (or state equivalent) for non-payment of rent, as this requires legal and administrative action.
Lease Violation Fee/7-Day Notice of Noncompliance : A fee of $70.00 for the first documented non-monetary lease violation (e.g., unauthorized occupants, noise complaints). Subsequent violations may result in higher fees and/or lease termination.
HOA assessed penalties and fees due to, but not limited to, maintenantce issues such as weeds etc. are tenant's responsibility.
Administration Fee: A fee of $15.00 due for each utility bill paid by Landlord (bill will be charged back to Tenant) that is due to Tenant's failure to transfer the utilities into Tenant's name as of the move in date or to remain current (if applicable). This covers the administrative costs associated with the bill payment and charge back to the tenant ledger.
Maintenance and Other Services
Lockout Service Fee: A fee of $25.00 per key when picked up during business hours (9 AM - 4 PM, Mon-Fri) and $300.00 for re-keying the property by Landlord.
Damage/Cleaning Charges: Deductions from the security deposit, or additional charges, will be made for damages beyond normal wear and tear and for cleaning required to restore the unit to its move-in condition.
Collections: A $75.00 administrative fee will be charged to Tenant if landlord files any remaining balance with a collection agency. Landlord will give tenant 30 days after the move-out statement is completed to remit balance in full to Landlord directly before submitting the account to collections. Tenant is responsible for paying any fees associated with collections, including but not limited to court costs, service fees, and collection agency fees.
